Penny's Home Advantage for Buyers
Buying a home is about more than bedrooms, bathrooms, finishes, and square footage. Through the Penny’s Home Advantage Program for Buyers, I help buyers look at the health, comfort, energy efficiency, and performance characteristics of a home so they can make a more informed decision before they buy.

A home can look great—and still have issues you can't see.
During a traditional home search, buyers naturally focus on location, price, kitchen, curb appeal- but what about the things you can't easily see? The performance of a home matters. Hidden issues such as ventilation, the function and age of the HVAC system, indoor air quality, and moisture should be given equal attention because when any one of these are out of balance, it can effect the health and comfort of you and your family.
With my Penny's Home Advantage Program, you'll receive resources designed to help you:
🏠 Understand factors that can influence the home's indoor environment, including moisture, ventilation, indoor air quality and potential sources of pollutants.
⚡ Look beyond the utility bill and consider insulation, windows, HVAC systems, appliances, solar, energy use and other efficiency-related features.
💧 Learn what to look for around roofs, foundations, bathrooms, plumbing, grading, drainage and other areas where moisture can become a problem.
🌬️ Understand how heating, cooling, air movement and ventilation can affect comfort and indoor environmental quality.
🔎 Know what questions to ask about the home's systems, upgrades, maintenance history and performance.
💰 Think beyond the purchase price to maintenance and operating costs.

Sometimes a house just doesn't feel right.
Maybe you've walked into a home and noticed a smell, dampness in the basement, a room hotter than the other, or maybe you felt your allergies act up. Those observations matter. You don't have to know why something feels off. You just need to know that it's worth asking questions.
Don't Just Buy the House, Understand the Home.
My goal is to help you look beyond the surface, ask the right questions, and make informed decisions that are right for you, your family, and the way you want to live. How?

I am not a home inspector, environmental consultant, HVAC contractor, electrician, plumber, mold assessor or medical professional- but I do have a team of professionals I can recommend if a professional evaluation is needed.
I won't diagnose building defects, environmental hazards, or health conditions—but I will listen to your concerns, take them seriously, and help you determine what questions to ask and when a professional evaluation may be appropriate.
I am a licensed REALTOR® and Certified Healthy Homes Consultant with training in building performance, healthy homes, and health and wellness education.
